I have direct contact with the owner on a property listed for $179k.
After pulling comps on the property there looks to be a bit of an
op****tunity since it comps out for around $160k. There are two homes
on the same property.
900 square ft 2 bedroom 1 bath
400 square ft 1 bedroom 1 bath
Sitting on 1.75 acres in the North End of Boise Idaho
Pay Off on this home is $68,000 but the owner says they need to pay
off some bills and must sell to do so and would like to walk away with
about $80k in cash. I believe we could do better than that due to the
conversation I had with the owner. This would be a rehab/split lot
project and with the right plan could prove to be very lucrative for
the right buyer. All in no negotiation the owner would walk away
from the property at $148k. Lot split would run about $1,500 -
$3,000.
Comps show that there is a 1 bed 1 bath pending in the same area for
$89k. 2 bedroom should run around $130k based off of the last 45 sold
comps in the same area. Let me know if your interested in getting in
on this type of deal as soon as possible. Financing Strategies would
include Hard Money Rehab Loan or Bank ****tfolio Construction Loan at
least 80% LTV if not less.
Should be able to clear $30k to $40k on this project more if your
using our connections for materials and labor.
